I would consider myself a property manager that does not suck. I worked for a local company for about 6 years. My philosophy has always been the same: you work for the owners! Procuring owners grows your business, they are all important no matter the fee that is collected. By working for owner, we are to: find the best tenant, follow guidelines of the contact and deliver the service, and most of all communicate with an owner. Simple right, sadly no it is not. As you grow and hire help, good help is very hard to find. Couple that with lazy ownership and it is a recipe for disaster. When we were a 200 property company, we divided the homes into “blocks” and you took care of that home and owner thru all cycles. Then new ownership comes in and departmentalized the office. An idea that most all pm companies do and the most ineffective way to conduct business. Our level of service declined as it became easy for employees to pass the buck to someone else. Owner frustration went thru the roof because they no longer knew who to speak to and just got “bounced” around the office. Lease renewals were not done, interim inspections were not done, and because of our structure, there was no one in charge. Alas, I left 2 years ago. I have a rental home myself and hired my old competitor to manage, I believe they are worse! 45 days with no response to emails or voicemails, leases written completely wrong, and overall I have no confidence in their service. Property Management can be a great business, but most companies feel that the fee they collect is to little to justify all the work. 2 days ago, I had to say like a lunatic to get a return call. Why? That is not who I am or how I wish to be perceived, but what I had to do to get a return call.( my last voice mail said that I would contact my local real estate commission)
